The club had already answered a series of questions via this website earlier in the week but in talking directly to supporters on Chelsea TV's Friday Night Live, the chairman was able to take the discussion further still. Once again Buck reiterated that there are no plans in place yet to relocate to a specific new stadium but the theoretical redevelopment of the Stamford Bridge site was raised, and he explained that there is no prospect of Roman Abramovich making a personal financial gain from a move, wherever it may be. 'To build a new stadium of 55,000 to 60,000 seats would cost in the region of £450 million which with the land, would total maybe £500 million to £550 million,' he explained. 'The profit on the redevelopment of Stamford Bridge would be maybe a third of that amount, and money from other sources such as Mr Abramovich and banks would be needed to move to another location. 'The profits would be an important component of the funds should we would need them so it would not be possible to do it without taking that redevelopment money. There is no possibility for Mr Abramovich to make any money. 'I don't know how much money Mr Abramovich has,' he added. 'He has invested £800 million into this club, and no matter how much he has he must notice he has invested £800 million. A figure of £500 million for a new stadium is a lot of money no matter who you are, and the decision has been made that we're not going to move to another stadium unless we can take the proceeds of a redevelopment of Stamford Bridge towards it.' Ticket prices kept the financial theme going. 'Many more seats available should put downward pressure on ticket prices,' Buck said. 'We can't make guarantees today what the pricing will be in five, 10, 20 years, that is impossible in any stadium, but a big stadium would allow us to test pricing, test different categories and test things that hopefully would help the fans.' On the location of a potential new stadium, Buck said: 'You have to respect the fact that Mr Abramovich is a Chelsea fan and it would not make sense to move the stadium to somewhere that was not to the satisfaction of the bulk of Chelsea fans.' The chairman told viewers he was sure the name Stamford Bridge would go with the club should it move, and that the club would listen to fans' recommendations that a new ground design should have one, big, single-tier 'home end' stand as seen at some other grounds across Europe. 'If it makes sense and makes the fans happy, of course we'd consider things like that.' What the club is not considering is moving to a location on Atlas Road in London NW10, as was made absolutely clear when one caller suggested it is in negotiation for that site. 'I have never heard of Atlas Road until now,' Buck responded. 'We are not negotiating about any sites at the moment but when people have said to us why are we considering Stratford, why are we considering Wormwood Scrubs, why are we considering a site adjacent to Wormwood Scrubs, the conversation has lasted less than 30 seconds. We have said they are not appropriate for Chelsea Football Club and an NW10 postcode is not appropriate for Chelsea Football Club.' He was asked why the CPO share scheme can't be transferred to a new stadium. 'We think it's not necessary and it's a cumbersome procedure. You have to put into perspective why Chelsea Pitch Owners was formed. It was because in the late 80s and early 90s developers had their eye on this site and the fact there was a mortgage on the site. 'They were looking for ways to, against its will, push Chelsea Football Club out and redevelop the site. At that time the site was worth more than Chelsea Football Club so it made sense for developers to buy Chelsea, move it or put it out of existence, and then redevelop. 'Now the table has turned and the club today is worth significantly more than the Stamford Bridge site. There is no reason why a developer would come in here and buy Chelsea Football Club. That's assuming Mr Abramovich would sell, which I am virtually certain he would not. 'If they throw the club out and redevelop they would lose hundreds of millions of pounds. That's why we think carrying over those protections to a new site doesn't make sense, it is cumbersome and not necessary.' On why only shareholders who vote yes to the proposal will benefit from incentives on offer, Buck said: 'I thank the shareholders for what you did in protecting the stadium and the club in the mid 90s. 'We are grateful for that and what we are looking to do with these incentives, they are not great ones, they are modest incentives, is to thank people for their support of the club today in approving this resolution. 'We know that almost no-one bought these shares for financial gain so it didn't cross our minds to offer CPO more than £100 per share which they may or may not return to shareholders, that is their decision.' If fans in opposition to the proposal choose to hand out leaflets at Saturday's game, the message from the club is clear. 'We take all this discussion seriously,' Buck said. 'This is all I have been doing for the last 10 days, talking to fan groups and fans and I am happy to do it. It is an important part of the process. 'If there are leaflets handed out tomorrow, okay, I believe in free speech and as long as there is compliance with the safety and security regulations we have at the ground on matchdays then free speech is what life is all about.' Having listened to many concerns delivered in many forms, Buck revealed that he had pretty much anticipated them all when the proposal was being put together, except one - that some shareholders believe the period between the announcement and the vote is of insufficient length. 'It is a very standard length of time for companies going out and asking shareholders about proposals,' he stated. 'We are not even halfway through the three weeks and there has been plenty of discussion and there will be plenty more. If there was a conspiracy here and we were trying to sneak it through without anyone knowing, we would have had it in August when everyone was on holiday.' Taking a broad view of the whole discussion, Buck told Chelsea TV viewers: 'There is as very small component of the fans that no matter what happens, they want to stay at Stamford Bridge.
